Living Legends

Living Legends is a gated community in Dubailand, Dubai, where Amer Alghurair is adding new apartment buildings to an established neighbourhood of 500 villas in Wadi Al Safa 3, south of Al Barari. The developer's Living Legends R5, 256 apartments over 16 floors, was completed and handed over in 2025; Living Legends R1, 234 apartments over 14 floors, is the second building it markets; and the DLD registry lists Living Legends Phase 4 with 555 units, 62% built, with completion registered for 31 March 2027. Registered sales in the community over the past 12 months cover studios and one-, two- and three-bedroom apartments, while the original villas trade on the resale market.

What makes Living Legends different

The new buildings go into a neighbourhood that already works. Roads, villas, greenery and the community centre were in place before Amer Alghurair started R1 and R5, so a buyer in the apartment phases moves into an occupied district rather than a sales gallery on open sand. The buildings themselves are mid-rise, 14 and 16 floors, and the developer puts the shared facilities on the roof of every building instead of in a single clubhouse. The second difference is the developer's business model. Amer Al Ghurair Real Estate was founded in 1996 and has run leasing and property management for decades; development came later, with Amer Alghurair Real Estate Developments set up in 2023. For an owner who intends to lease the apartment out, that means the leasing office and the developer sit in the same company. Third, this is one of the few gated villa communities in Dubailand where apartments are being added at scale, which keeps the entry point for a home inside the gates well below a villa.

• Playgrounds, a nursery and a school inside the community; Dunecrest American School is five minutes away
• A medical centre, retail shops and family restaurants within the gates

Location and access

Living Legends sits in Wadi Al Safa 3 in Dubailand, directly south of Al Barari and a short drive from the Global Village and IMG Worlds of Adventure junction on Sheikh Mohammed bin Zayed Road (E311). The developer's drive times are 5 minutes to Al Barari, Dunecrest School, Global Village and IMG Worlds, 15 minutes to Dubai Hills Estate, 18 minutes to Dubai International Airport, 20 minutes to Burj Khalifa and Dubai Mall, and 25 minutes to Al Maktoum International Airport. Who Living Legends suits

Families who want a gated, low-rise setting with a school and nursery inside the fence, and who would rather buy an apartment than stretch to a villa. Investors who prefer a delivered building to a launch: R5 is handed over, so the rental case can be checked against real tenants and real service charges rather than a brochure. Buyers from the villa phases who want to keep parents or grown children nearby in the same community. It suits less well anyone who needs the metro or wants a skyline view; the buildings are mid-rise and the area is residential and green rather than urban. What to check before you buy

• The DLD project numbers are 1324 for Living Legends Phase 5 and 1323 for Living Legends Phase 4, both registered to Amer Alghurair Real Estate Development Co. L.L.C with escrow at Abu Dhabi Islamic Bank; confirm the registration and the escrow account on the Dubai REST app before paying anything
• Not every building that carries the Living Legends name is by the same developer: the registry lists Living Legends Phase 6, 652 units, under Dawn Real Estate Development. Make sure the SPA names the building and the developer entity you think you are buying from
• The registry still shows Phase 5 as 49% complete with a completion date of 31 March 2025, while the developer reports R5 handed over in 2025; for a completed unit ask for the building completion certificate and the title deed, not just the handover letter
• For Phase 4, completion is registered for 31 March 2027; ask which building and handover batch your unit falls in and what the delay clause says
• The payment plan is set per release; ask for the DLD-registered schedule for your unit and, on a resale, what the seller has already paid and the NOC fee
• On a villa resale, check the utility connections and the community gate and road status against the handover history, and ask for the latest service-charge budget approved by RERA
